There's a lot to work on.
The structure needs a radical renewal in some aspects and soft in others, a new attention to small things.
The entrance staircase, first contact with the structure, to be painted almost completely.Leave leaves at the beginning of the staircase is certainly not what a customer expects coming.
To get to the rooms defined deluxe you have to make a flight of stairs after taking the elevator and the first impact is given by a curtain that covers a part of the landing. On a large terrace overlook two rooms, complete with armored door, renovated but without any added value to define them deluxe.
The right part of the terrace is used as a clothesline.
The breakfast room is anonymous, poorly maintained.
Discreet breakfast, both salty and sweet, but certainly not the advertised one.
Good homemade cakes.
We did not find in the comfort rooms the fridge and the coffee machine.
Even the parking lot is left careless, the mares of the parking spaces, now unused, should be removed to avoid damage to the wheels of cars.
For pleasure and work I have traveled for years attending hotels and hotels in Italy and abroad, but for the first time I was required on arrival the balance of the three-day stay, despite the 30% advance made to Reservation months before. What I define lack of trust and respect towards the customer.

Misleading
Hotel in an evident state of neglect.
Eighties rooms. In the common areas without air conditioning for those an exaggerated heat. Accessed with keys , if you arrive after 22 you have to pass by the garage . (Put electronic keys??)
Poor breakfast , without much choice and without even explaining what there is .
Nice staff scrambling to make things go well.
